Market Analysis and Marketing
When you list your property for rent with us, the first thing we do is perform a comparative market analysis to ascertain the ideal rental asking price. These numbers will be discussed with the owner to determine an agreed upon number. We will visit the property, take photos and make any suggestions we feel are necessary to maximize your revenue. At that point the property will be marketed aggressively. The home will be placed on a number of rental sites as well as in the Sarasota/Manatee MLS. A sign will be placed in front of the home if permitted.
Securing a Tenant
The property will be shown as needed to any interested parties. An application will be used to perform credit and background checks as well as previous landlord references. Proof of income and identity will also be required of any applicants. Once a suitable applicant is found the lease will be signed by the tenant and forwarded to the owner for signing. Upon move in, a walk through will be done with the tenant to thoroughly document the condition of the home which protects all parties.
Ongoing Management
After the tenant takes possession of the property, we provide all the necessary ongoing management tasks. This includes collection and distribution of rent, maintenance issues, and any tenant issues. We provide a quarterly inspection of the home to catch any issues that may have been unreported.
Maintenance issues are handled promptly and efficiently. We have a team of repairmen that we work with in order to provide quality service at a competitive price. The management agreement has a clause which limits the amount of money that can be spent without your consent, so no need to worry about unexpected high costs. We treat your money like our own, working to keep costs down while maintaining the property as needed.
Non Payment of Rent
Our lease contains a grace period until the 5th of the month. If rent is not paid by that date, a 3 day notice is personally delivered to the home. If rent is not paid after the 3 day notice expires, an eviction is filed with the county. Typically, the 3 day notice will result in the rent being paid. Our screening process aids in keeping an incredibly low eviction rate.
Lease End Services
60 days before the lease expires, we do a reassessment of the rental amount and discuss any possible rental increases with the owner. If the tenant decides to vacate the property, we perform a final walk through to assess any damages. We handle the proper accounting and documentation required by the state of Florida for the security deposit.
